Big changes have come about for the entire real estate industry in 2024. In a nutshell, as of August 17, 2024, Buyer's Agency compensation is no longer allowed to be displayed on the MLS™ system, powered by the National Association of REALTORS®. Until now, it has been common practice for Listing Agents to offer compensation, split from the compensation paid by sellers to Buyer's Agents who cooperate in the sale of listed properties, and the compensation offer was displayed on the MLS™. Sellers can opt-out of offering compensation to a Buyer's Agent and leave the procurement of finding buyers for the property up to the Listing Agent exclusively. In this situation, a dual agency is likely to occur, whereby Bryan Kalentek can represent both the seller(s) and buyer(s) non-exclusively. More agents. more showings. This is a good option if your home hasn't gone under contract within a few weeks, because the extra 1% would allow us to invite buyers agents to show the home. In this scenario, the 4% total would be split between Realty 76 as the Listing Agency and the Buyer Agency. Hence, 2% to Bryan Kalentek as the listing agent the other 2% for the buyer's agent. This is the most conventional way of doing real estate, i.e. having a listing agent and a separate buyer's agent. The Realty 76 difference is the lower commission offering than the most conventional 6%. As an example, on a $300K sale price, the difference between 4% and 6% is $6,000 MORE IN YOUR POCKETS!
